From the ‘townhouse’ description on Reddit it doesn’t sound like there will be a commercial premises on the ground floor, just straight up residential?

Don't know how to feel about this...On one hand it's nice to have residential housing on the other, imo the book store townhouse was quite underwhelming.

No real preference either way, and I'm sure it will be good. Just pondering the considerations/draw backs of a structure compared to something that can be very standalone.

Where did you find tht? I can’t find it on Reddit. 

From what your post sounds, it’s really nice to have a residential housing rather than commercial or entrainment buildings. It’s a long overdue for a full 32x32 housing budding, just saying. 

I know we have a lovely townhouse in Bookshop set 4 years ago but it’s just nice to have another housing.

Well, given the abundance of businesses and commercial modulars, a purely residential one is a pleasant surprise. Ultimately it all boils down to the architectural aesthetic of the building itself

You have a great point!

I feel like many will be instantly disappointed that there will be no business/ service establishment. So I feel that Lego has to 'wow' us with the design to make people really buy the set.

We'll just have to wait and see what this modular really is.

I hope they go back to the architectural style of Green Grocer, which was kind of victorian style. I think it fits the residential style the best and gives cozy vibes.

I’ve wanted modular houses for a long time; always wished they released the bookshop house separately with new colours and house numbers to make a nice street line of houses. I do feel like it could be lacking if there isn’t a business on one of the floors, maybe one of the kids in the house can open a lemonade stand! Haha.

There are some good colour swap options on Rebrickable that I've always been very tempted by, but haven't done yet. Maybe now I won't need to. Although I think each of the colour swap houses costs less than half of the new modular's rumoured price of $230, so it may still be the best option to build a row of houses.

Either American Style or UK Style would be great. Like in the thumbnail from Brickclickers video.

I dont know if I like it or not, but have the feeling Lego could use some crazy Pastel colors that they love so much (like the houses in Nottinghill).

Can I make one prediction? we will see the new plug print tile from the Borrow Harry Potter Set in this Modular! :pir-skel:

I was thinking a pastel colour would be great too. In my mind, either the San Fransciso style townhouse - although we already have that from the Bookshop - or a block of mansion flats might work really well. The Art Deco one from Poirot (Florins Court) in a pastel pink or purple would be great. Even better would be sand red, but it's not coming back.

Or will they take the opportunity to do something in the new reddish orange and give us a load of newly coloured parts?

2 thoughts/questions on this, given the timing. 
 

could it be, this leak - so soon after JaysBrickBlog predicted a residential building - is just combining that prediction with the earlier leak about piece count/price/release date - and isn’t actually independently new info?

or - again given the timing - they’ve both seen a preview; Jay is covering himself by positioning it as yet another scarily accurate prediction, and the other person has just gone all out and leaked it as fact?

just trying to work it out.

I was thinking they could implement the new colours as often the modular buildings they try to give us a wider variety of brick types in newer colours although the red-orange seems a bit too bright for a building. I am a bit conservative when it comes to using colour though - my MOCs are always rather neutral looking! There are also two new darker flesh tones which could also be used. I'm happy with whatever the theme of the set is - as long as there are a good variety of new parts, including printed tiles, new minifigures, interesting colours and unique pieces to make it worthwhile. Hopefully there will be some foliage - I'd like more autumnal trees.

Not really. Modular GWPs are often only loosely related to the modular they release with, if at all (for example, the food truck that came with this year's museum).

And the moving truck is kinda related to Jazz club becuase of its “To Jazz Club” package. But the moving truck doenst mean anything for Jazz Club. Sesame for vintage taxi.

Could definitely be the case.

It would be rather stupid of Jay to do that, since that could count as a leak and why predict anything if he know it for a fact. It's a reason he posted it before going to Denmark to see the set and get all the info.

A third option is that someone at the fan media days told a friend what is was, that friend told another friend etc until one leaked it :shrug_oh_well:

Fair. Wasn’t sure if he’d be covered by framing it as a ‘prediction’ - so not an outright leak as such. I’m just amazed he’s managed to get his prediction right so many years in a row!
