Nobody knows it, but as it’s the very first expert set of the year, being released January 1st, and judging by previous years, unless we get a surprise extra set before the end of the year (as well as the RMS Titanic), it should be 10296 (the Porsche 911 was 10295, the highest number set released in 2021).

 

I’d expect this set to have probably something like one single, one twin, and a master bedroom.  Then a grand lobby on the ground floor.  I’d also hope for either a very detailed, intricately shaped roof, or some sort of rooftop feature.  A glass roofed room, a pool, a bar/restaurant, or something of that kind.  I’ve been to hotels with all of these.


 

Obviously it won’t happen but I’d love something like the Palace Hotel, San Francisco’s Garden Court restaurant.

I think a hospital would be tough to pull off at a Modular scale. You could do an early 20th/late 19th Century "Plague Ward" style one, but modern Hospitals are so dense and sprawling it would be sort of hard to capture. The other thing with Hospitals is they have evolved so much in the past 75 years that they look entirely different decade to decade. So kind of hard to capture that vague "A Christmas Story" era feel of the Modulars. I think we will get one at some point, I just can't imagine how they will condense it down? Other stuff that I imagine have got to be in the pipeline? A much asked for Post Office (do kids even know what those are anymore?), A (new) Grocer of some sort, A downtown Office Building. Maybe with several small offices, so a Doctor, A Lawyer, an Architect etc? Something a bit more industrial, a small factory or machine shop? Maybe a Bicycle Factory? That nice drill press in the Tuning Workshop got me thinking. Some form of School would be nice.

We already got an animal doctor in the Corner Garage, which could easily be repurposed as a clinic. And could a hospital be too depressing at this point?

The recent City hospital did a great job at fitting a lot into that building & it wasn’t nearly as big as a Modular building, much less a corner one. I think they could do it justice. Even if it were just a clinic/emergency type of business. 

A bicycle shop would be fun...with the return of the pink & yellow bike to boot(the only the colors I don’t own)! Hell, I’d even settle for a pizza/bike shop...we know they love that combo. Post office would be good as well, with a mail truck since they like adding vehicles every few years now it seems.

I really think a convince store is needed. And for this "corner modular year" the puns just write themselves

I'm not a Simpsons fan, so I'd be down with a Modular Convenience Store equivalent to Kwik E Mart. Maybe they could include some more apartments on the upper floors.

If Lego were to do a Modular Hotel, I wonder how they could go about it. It's not like they can include tons of hotel rooms, maybe one or two for each floor. I would still love to have one someday.

It would be wonderful if LEGO finally created a modular that could actually be modularized with the purchase of more than one set — where the first floor and top floors of set #2 could be turned into a proper looking and functioning pair of middle floors for set #1. Then, a builder could buy a couple hotel sets and truly make as many rooms and bathrooms on as many floors as they want, without using loads of custom pieces.

It’s an often wished for thing, however I think the compromises that probably would have to be made, on the original individual building design, to make it work, might count against it getting past the final design and storyline phase of TLGs review process.  Certain parts of Assembly square had this capacity, with the left hand Music Store and Dance Studio rooms.  I remember that it drew a bit of criticism for a repetitive build.

A thing I'd be interested in would be a 3-in-1 but then in regular Modular size, for an anniversary modular that'd be a very cool concept imo.

I don't think it would "force" people to buy 3, since it's a personal choice how things are collected/displayed.

My information is based on the fact that my best friend works in a Lego store and that he told me that a couple of weeks ago. I said what it will be and how much it will cost. Since I'm not a famous YouTuber, you probably haven't taken many seriously.

Thank you for your answer. I would be sceptical even if the info would come from a big YouTuber. It's nothing personal. I'm very interested in leaks about the new modular every year. So thank you for sharing. But the past told me to be critical about information because I don't want to be disappointed when I get excited about information that then turns out false... I would be happy about a hotel ;-)

Your friend may be 100% correct. However Lego store employees are not told about future releases. To be clear they do often have a few days advance or in rare cases a few weeks. For example they can see shipping manifestos and some sets arrive to the store a few weeks early such as with some of this years holidays sets. I don't believe Lego has publicly announced this but the Christmas Wreath(40426) is being sold again on October 1st and some lego stores received it weeks ago. But if you go to the online Lego store the set doesn't exist (in the USA anyway).

I think you forget about how we found out about the Assembly Square set. It was leaked via a screenshot off the internal store employee site, as a silhouette but it clearly said it was to celebrate the Anniversary of the Modular line. We probably won’t see any leaks until the boxes get printed up in China like the Diner and Rollercoaster got leaked by a Chinese leaker.

Yeah, Lego could have leaked it on the employee store. They have had some leaks on the public website this year so clearly they still have issues.

I do not think we will see any pictures until very close to the reveal of the set, TLG is getting better and better at preventing leaks and the D2Cs are the easiest to keep under wraps since fewer people know about them compared to a normal retail set. Lego are even hiring a chief "plumber" to lead a team of "plumbers" to stop leaks, so expect them to be even rarer in the future :shrug_oh_well:

Still hoping for a school, a hospital or media center (newspaper room / radio station / old TV studio); the latter would be more suited for a corner lot, I think. I would not be too disappointed with a hotel although I already have one with the Cafe Corner. Anyway, I’m always happy to have my little Lego building moment during the Holidays ! I also wish for some larger building for the 15th anniversary.

Assembly Square is retiring so it’s possible. We know it’s either a corner or an Assembly Square sized set. But given how the Garage is also retiring, it’s a toss up.
